Most roof leaks do not start in the middle of the field. They start at a transition. A wall, a chimney, a valley, or the spot where one roof material meets another. This project in our Iredell and Rowan County service area was that last one. A shingle roof running into a ribbed metal roof. We fixed the flashing at that seam, put in new underlayment and new metal trim, then cut the ridge open on the gray shingle roof for a new ridge vent.
Where a shingle roof meets a ribbed metal roof
Ribbed metal moves. It expands in the sun and pulls back at night. Shingles do not move the same way. So the joint between them takes stress every day of the year. If the flashing is short, or the underlayment stops before the seam, water finds its way under the edge. It usually shows up inside as a stain on a ceiling near an addition or a porch. The fix is not caulk. The fix is proper metal, correct overlap, and underlayment carried far enough past the joint that wind driven rain has nowhere to go.
What a ridge vent does
Hot air rises to the peak of the attic. If it cannot get out, it sits there. In summer that bakes the shingles from underneath. In winter it holds moisture against the decking. A ridge vent is a continuous opening cut along the peak, covered with vent and capped with shingles. Paired with intake at the soffit, it gives the attic a steady path for air. It is one of the simplest ways to help a shingle roof reach the life it was built for.
Repair or roof replacement
Homeowners ask us how much is a new roof before we have even been up the ladder. Fair question. The honest answer is that roof replacement cost depends on the size of the roof, the pitch, the layers, and what the decking looks like once we tear off. Sometimes none of that matters, because the roof does not need replacing yet. This one needed flashing and ventilation, so that is what it got. When a full roof replacement in Iredell and Rowan County is the right answer, we say so and put a price in writing.
