Most roof leaks in Iredell and Rowan County do not start in the middle of a roof. They start where two things meet. A wall, a chimney, a vent pipe, or a spot where a shingle roof runs into a metal roof. That last one is common on homes and shops within 30 miles of Mt Ulla, and it is exactly what we fixed on this job.
Where Shingle Meets Metal
Shingles and ribbed metal move at different rates. Metal expands and contracts with heat more than asphalt does. The flashing in that seam takes the abuse. Over time the fasteners loosen, the sealant dries out, and the underlayment beneath gives up. Water then runs sideways under the shingles and shows up on a ceiling far from the actual opening. By the time a homeowner sees a stain, that seam has usually been leaking a while.
What We Did on This Roof
- ▸Removed the failed flashing at the shingle to metal transition
- ▸Installed new underlayment under the seam as a second layer of protection
- ▸Set new metal trim so water carries off the shingles and onto the metal panel
- ▸Added a new ridge vent with new ridge caps on the gray shingle roof
Why the Ridge Vent Went On
A ridge vent is a slot at the peak with a cover over it. Hot air leaves at the top while soffit vents feed cool air in at the bottom. Without that path, attic heat sits under the deck and cooks the shingles from the back side. In winter the same trapped heat melts snow unevenly and helps ice build at the eave. New ridge caps finish the line so the vent is sealed and reads as part of the roof, not an add on.
Repair or Replace
Not every roof leak means a new roof. If the field shingles are sound and the failure is at a seam, flashing repair is the right call and the roof repair cost stays small. If the shingles are curling, bald, or well past their service life, patching one seam just moves the next leak somewhere else. You get the honest read on the free inspection. HAAG certified inspection matters here, because that is the same standard insurance adjusters work from after storm damage.
Fall Is the Window
September is when we catch the summer damage. Hurricane remnants push wind up through the Piedmont, and insurance claim windows on summer storms do not stay open forever. Get the roof looked at before leaf drop and before the first cold rain. Repairs like this one we can usually schedule the same week.
